Join a cohort
Choose an open group in a town you love. Positions are allocated in order of commitment, and nothing is owed until the cohort is constituted.
We coordinate the purchase
Casata runs diligence, the municipal file, and the notarial deed on behalf of the whole group, in a single closing.

Local crews restore the property to a shared plan. Casata schedules works, collects contributions, and files permits with the comune.

Every Casata cohort takes title in comunione under the Italian Civil Code. The governance schedule is executed with the deed, at the same table.
Improvements
Approved by a majority of the cohort representing at least two thirds of value, as provided by art. 1108 c.c. Casata prepares the ballot and the works file.
Roof works
Where a roof terrace is in exclusive use, statutory allocation applies: one third to the user, two thirds to the owners it covers (art. 1126 c.c.). All other roof exposure is provisioned through the cohort reserve.
Disposal
Sale of the whole property requires the consent of every co-owner. Median time to unanimity across the portfolio is 41 days. Casata provides scheduling support.
The supply is real, and it is documented.
ISTAT classifies 3,834 Italian municipalities — 48.5% of the country — as Inner Areas. The hundred fastest-shrinking of them lost 40.9% of their residents between 2001 and 2020. ISTAT projects a further 4.2% decline across Inner Areas by 2030.

New cohorts open monthly. Waitlist members receive first allocation when a town they follow goes live. If a cohort dissolves before closing, position fees are returned in full. Transfers after closing are subject to the cohort’s thirty-day right of first refusal.
